Equal and declining payments
Payment typeequal / declining
With an equal (annuity) payment the amount never changes: early on most of it covers interest, later most of it repays the principal. With a declining schedule the principal is repaid in equal parts, so the first payment is the largest and every next one is smaller. Equal payments suit a budget, declining ones cost less overall.
Amortisation schedule

Every payment splits into interest and principal. Interest is charged on the outstanding balance, so it dominates at the start and almost disappears near the end. The schedule shows both parts and the balance after each payment, and it can be folded by calendar year.
Total interest
Bottom linetotal − amount
The overpayment is everything above the borrowed amount that goes to interest over the term. Next to it stands the share of interest in all payments: that share answers «how much extra will this cost me» more honestly than an absolute figure. A shorter term shrinks both.
Early repayment
Savingsterm or payment
An extra payment reduces the outstanding balance, and from there two routes are possible. Shortening the term saves more: the payment stays as it was and the interest for the skipped months is never charged. Reducing the payment frees the budget at once but saves less. The mode is chosen per payment.
Down payment
Mortgageprice − down payment
For a mortgage the loan amount is the property price minus the down payment. The share of the down payment is shown as a percentage next to the field: banks tie their rate to it, and sometimes the approval itself. Everything else is calculated exactly as for a consumer loan.
